The project has been carried out completely 'in house'. Elaine Graham Limited has dealt with all aspects of the Planning and Building Regulation Applications, the design of the house and the detailing of elements of the building. A and D Construction Services are responsible for the entire construction process. This has ensured speed and efficiency throughout and a high quality build.

Planning permission was granted in April 2011 for the conversion of an existing golf driving range building into a dwelling. The site is situated within the Greenbelt, it also falls within countryside designated as Special Landscape Area, and within these areas development will be acceptable provided it would not seriously harm the character and appearance of the landscape. For this reason conversion of the existing building was essential - a new build dwelling would not have been permitted by the Local Authority.

Therefore the size and shape of the house was dictated by the existing golf driving range building. The old steel frame had to be utilised for the new house so that it could be classed as a conversion.

The new house has been designed to be solid and well proportioned and is built from good quality local materials that blend well into the landscape and with the local vernacular. The project has been carried out completely 'in house'.
